IGRS Jharkhand: e-Nibandhan Website and Registration Process, Stamp duty and registration charges are the two mandatory payments to be made when you buy a property anywhere in India. It is important because the immovable property can be legally getting registered in the buyer’s name.
IGRS Jharkhand that stands for Inspector-General of Registration and Stamps (IGRS) for the state of Jharkhand is responsible for services towards stamp duty and property registration. And with their online website, these services can be easily accessed. The e-Nibandhan web portal is simple to use and according to Section 25 of the Registration Act, 1908, one has to mandatorily submit documents associated with registration of deeds, within four months from its execution date. If the buyer fails to do so, it will attract a heavy penalty.

E-Nibandhan: Information On Stamp Duty And Registration Charges
Every state has their own registration charges and stamp duty, it differs from place to place in India.
Like: In Ranchi, the current stamp duty rate is 4% of the property cost and the registration cost is 3% of the property cost for both, men and women.

All About IGRS Jharkhand: List Of Documents For Property Registration
To apply for the registration form, the buyer has to submit some mandatory documents to register a property in Jharkhand. The list of the documents is as follow:
1. Proof of identity like Aadhaar card/voter card/PAN card/passport/driving licence, etc., of both, the buyer/s and the seller/s.
2. The slip that mentions the market value of the property and the chargeable stamp duty and registration fees.
3. Filled Form 60 or PAN card, with proof of identity and address of both parties.
4. Principal property documents.
5. Passport size photographs of both the parties.

Calculating The Stamp Duty Of Property On E-Nibandhan IGRS Jharkhand

Step 1: On the e-Nibandhan web portal home page at http://regd.jharkhand.gov.in/jars/website/.
Step 2: On the right side of the screen, you will see a ‘Stamp Calculator’ tab, click on it.

Step 3: It will redirect you to the stamp duty calculation page where you will have to enter the district name and select the deed type.
Step 4: After above details, fill in more that includes anchal name, mauza name, land type, valuation, selling rate, area and unit.
Step 5: Click on ‘Add’ and you will be helped with the minimum stamp value in rupees.

Finally, by doing the online payment you can get an e-stamp for registration.
In just few clicks, the buyer can pay stamp duty online by selecting the tab ‘Fee Calculation/Payment’ on the homepage of the official e-Nibandhan portal. Once, you click on the ‘e-Stamp Online Payment’ you will get directed to https://jharnibandhan.gov.in/.

This page is the document entry for registration where you will require filling in the details like citizen type, name, address, identity proof details, user name, password and security question.

If you have done the registration earlier, you can enter the site using the user name, password, captcha and OTP. After the successful log in, you will find the payment services tab that will have the ‘purchase e-stamp paper’ option displayed.

Now, enter the details including purpose of payment (registration deed), district, article, first party name, second party name, stamp duty paid by and purpose of stamp, PAN number, mobile number, amount in rupees on the payment page. Then, finally proceed to pay.
Once paid, you can print the online e-stamp certificate by downloading the deed through digi locker.

IGRS Jharkhand: Registration Charges Online Payment
Now, is the step to pay the registration charges online on the e-Nibandhan portal’s home page you will see the online registration tab.
Step 1: Click on the ‘Pre-registration’ tab that will take you to https://jharnibandhan.gov.in.

Step 2: Now, you have to log in with using the username and password created and pay the registration fee, for which you will get a receipt.

Step 3: On the same portal, now take an appointment with the SRO to complete the process of stamp duty and registration both.
At last, you can view the appointment details and also your property-related activities in the dashboard present on the official website.
