What Is Patta Chitta And How To Apply For It Online, Patta refers to the revenue record for a parcel of land area, while Chitta is a document containing all the relevant details about the property area, size and ownership. But in the year 2015, these both documents were merged in a single one called as Patta Chitta.

 

In the state of Tamil Nadu, this document holds importance as it proves that the person holds legal right over a property through the document “Patta”. Now, the Tamil nadu state government launched the Tamil Nadu Patta Chitta Land Record for its citizens and allowed citizens to access t he document online.

Details On The Patta Chitta Document

 

The following information is mentioned on the Patta Chitta document:

 

• Name of the Owner

• Quantity of Patta

• Sub-division and survey number

• Name of the district, village and taluk of the owner

• Area or dimensions of the land

• Tax details of the owner

• Dry land or wetland details

• Chitta land ownership

What are the Nature of land?

 

• Nanjai describes the wetland and it could be a lake, river, canal or water bodies.

• Whereas Punjai is dry land. It has low water reservoirs and depends on small sources such as well, borewells, etc.

Documents required to apply for patta chitta online

 

To apply for Patta Chitta online, a mandatory set of documents is required and should be readily available. The following documents are required:

 

•The original sale deed, a photocopy of this deed, used for verification. These need to be submitted in the tehsildar’s office.

 

•Submission of any proof of possession of the home or property. This includes property tax payment receipt, electricity bill or can even be the encumbrance certificate.

 

•These documents help in establishing your claim and legal possession over the property.

How to apply for Patta Chitta online in Tamil Nadu?

 

Step 1: Log on to the official site at https://eservices.tn.gov.in/eservicesnew/index.html

 

Step 2: Opt for the View Patta and FMB/Chitta/TSLR Extract’ option.

 

Step 3: Now, you need to enter details such as taluk, village, ward, survey number, etc. and proceed. Note that the drop-down menu will show a list of all the districts except Mayiladuthurai which is the 38th and the newest district of the state, which was announced in December 2020.

 

Step 4: After submitting, you will get a certificate from the Town Survey Land Registrar online with details about your real estate purchase. This certificate will have all details about locality, type of land, survey number, etc.

How to check status of Patta Chitta online?

 

• You can check the status after you have applied for the Patta Chitta online with the use of your application ID.

• You can also check the validity of the same after you input the reference number.

• Patta Chitta can be obtained online at a very nominal cost.

 

How To Verify Patta Chitta?

 

Verifying Patta Chitta for your house or any property is simple as you just need to log on and opt for the ‘Verify Patta’ option. Enter the reference number and submit it, to get the verification.

 

How to transfer Patta Chitta?

 

Patta Chitta can be transferred by submitting the application at the respective tehsildar’s office. Do take along the photocopies and original documents of the sale deed, tax receipts, electricity bill and encumbrance certificate.

The application may be accepted or rejected, on the basis of the study that the concerned department does. A fee of Rs. 100 is charged for the transfer of Patta Chitta.

Step By Step Process To Change Your Name In Patta

 

Everything can be done online and but change of name is one of such that cannot be done online. However, you can do it by making a physical visit.

 

• Visit the village administration office.

• Ask for changes in the patta transfer form provided to you.

• Keep handy the sale deed, tax receipts, electricity bill and encumbrance certificate, as you may need to show these.

• Fill the form and submit the signed form, with the documents.

• It may take up to 30 days for changes to reflect and a new Patta to be issued.

An android application called as Amma App launched in the year 2018 giving the users’ access land records, Patta Chitta, from their phones besides a host of other services.

 

Other requirements of Patta Chitta

 

There are other things also required for Patta Chitta to get eligible for various economic developmental schemes. The government of Tamil Nadu can ask for documents like proof of residence, community certificate with number, details like family’s annual income, family card, ration card, GST number and project report, along with patta/chitta for buying property, land and its development. Therefore, keep them safe and along with you all the time.

Is Patta Chitta, Adangal Available Across Tamil Nadu?

 

Land records in Tamil Nadu are available for 27 out of 32 districts. Districts where the patta, chitta and adangal are available online include Ariyalur, Coimbatore, Cuddalore, Dharmapuri, Dindigul, Erode, Kancheepuram, Kanyakumari, Karur, Krishnagiri, Madurai, Nagapattinam, Namakkal, Nilgiris, Perambalur, Pudukottai, Ramanathapuram, Salem, Sivagangai, Thanjavur, Thoothukkudi, Tirunelveli, Tiruppur, Tiruvannamalai, Vellore, Villupuram and Virudhunagar.

How to cancel a Patta of land issued to another person by taluk office?

 

Always have the original and registered documents with you and bring it in the notice of the concerned Tehsildar office through writing a registered post.

 

In a span of next 30 days, you go physically go and make a visit to the concerned office and if this does not work, you may have to approach the revenue office with the necessary details and proof for cancelling the Patta of land issued to another person.

 

Important note about Patta Chitta

 

An important point to note about Patta Chitta is that it is applicable only for land and not for residential apartments. A Patta can be available for the land on which the apartment is been built.
