Why Is The CTS Number A Vital Tool?

City Survey Number holds a great significance while buying a property either residential or commercial. In rural or the urban areas, the ownership of the land is and should be checked and examined to avoid any kinds of fraudulent activities in the future. So, it will eventually help the owner to have a safe transaction and less probability of legal disputes in coming times.

This document is often required by local authorities, property developers, and financial institutions at the time of legal action.

The following are the reasons why CTS Number is a vital tool:

• For property registration and in numerous applications as a reference

• For obtaining building permission, sans hassle and for making necessary repairs and modifications to the property

• For defining the extent of stamp duty expense

• For tracking unauthorised constructions

• Helps properties to be identified in the government records

• Useful at the time of property-related disputes

Therefore, whenever you decide to buy a property, it is necessary to make sure that you check the city survey number.

This number is allocated on the basis of several factors that even include the total value of the property. When a buyer purchases a property, the stamp duty and registration charges are paid to the government to get the property registered in the authority under the owner’s name. And, this is when you need the CTS Number. It will help in determining and easy calculation of the amount of stamp duty one needs to pay.

Only if the owner is able to present the CTS Number to the authority, then only they will approve the connection of electricity and water. Not only this, but a CTS number also makes it easy for the buyer to procure information about the property before investing in it.

It is just needed for the land piece and not required for the residential apartments built over that land area.
