Documents you should check as a buyer of the property
As a buyer, you have some rights which you can exercise to check the documents of the Flat in Noida or any other property which you want to buy. Here are the documents that you should consider:
1. Intimidation of Disposal
As a buyer, if you are investing in a Real Estate in Noida and the project is at the initial stage when you should check that the builder shows you the no-objection certificate from various departments like the water supply department, forest department, drainage department, and other important departments in the area.
Also, check the commencement certificate of the property. The commencement certificate states that the builder is allowed to construct the building legally. If the builder didn’t have the commencement certificate then you shouldn’t invest your money in that building.

2. Title Deed
The title deed is used as proof that the seller has the right to sell the property. It is very important to check the title deed and for that, you can hire a lawyer so that there won’t be any kind of confusion and problem soon.
3. Encumbrance certificate
As a buyer, you wouldn’t like to invest in an Apartment in Noida which has some liability right? Well to avoid this thing, as a buyer, you have the right to check the Encumbrance certificate. This certificate shows that the property has no liability and also the broker isn’t in any kind of debt or has monetary liability on him. It is better that you check the certificate so that it doesn’t cause any kind of problem in near future.
4. Layout Plans
You should check the important documents of the property which you want to buy like the approvals of the concerned departments and other documents. It is seen in many cases that the builders didn’t show you the approval of the layout plan and then the buyer has to face the consequences of the problem. So to avoid this kind of problems, it is better that you should check these documents first
5. Purchase Agreement
When you are sure about all the things that are mentioned above, then you should check the purchase agreement. In this purchase agreement, make sure that all the things that are promised by the builder or the buyer are written. Details like payment details, clearance details, and other important details should be mentioned. If anything is missing, then the builder will take care of it.
