October 20, 2023: In a recent announcement, the Maharashtra government stated that it is actively exploring the possibility of lowering the premiums that real estate developers pay to several government agencies.

The Maharashtra government is considering lowering the fees real estate developers must pay.

An Insight Of Maharashtra Housing Board

Currently, developers of real estate wind up paying the government about twenty-five different kinds of premiums. In actuality, premiums paid to government agencies amount to more than 20–30 percent of the project cost for real estate developers.

For this reason, the cost of affordable housing projects rises and makes them unaffordable for the targeted groups. To address this, real estate advocacy groups such as CREDAI (Confederation of Real Estate Developers of India) have lobbied the government to lower the premiums that developers are required to pay. Reducing this premium will allow developers to more effectively set the price of the affordable housing projects.

About Maharashtra Housing Board

As part of numerous housing initiatives, the Maharashtra Housing Board, also known as the Maharashtra Housing and Area Development Authority (MHADA), constructs homes for diverse societal segments.

These Government Housing Schemes In Maharashtra is raising the standard of living for the most disadvantaged groups in society is its main objective. Over the past 70 years, the Maharashtra Housing Board has given over 7.50 lac families in the state—2.5 lac of them in Mumbai alone—affordable dwellings.

The top body in charge of overseeing and controlling the activities of its seven Regional Housing Boards is the Maharashtra Housing Board.

These are:

  • Mumbai
  • Pune
  • Konkan
  • Nagpur
  • Nashik
  • Amravati
  • Aurangabad

There are two special purpose boards also:

An independent body, the Mumbai Building Repairs and Reconstruction Board is in charge of the larger Mumbai area.

The Mumbai Slum Improvement Board is in charge of carrying out the slum improvement program in Greater Mumbai on behalf of the state government.

1. Free Housing For Slum Dwellers In Pimpri-Chinchwad

In order to give housing to everyone, the Maharashtra state government decided in June 2023 to give free dwellings to slum residents who have resided in Pimpri-Chinchwad since before 2000. Furthermore, residents of the slum who were there prior to 2011 are eligible to apply for a subsidized 2.5 lac rupee dwelling. This will help the area's ineligible slum occupants find inexpensive dwellings.

The updated construction regulations have been submitted to the state government by the Slum Rehabilitation Authority (SRA). Numerous crucial provisions are included in this law to guarantee that the correct people benefit from the program.

Given that there are over 580 slums in Pimpri Chinchwad and Pune, home to almost 12 lac slum inhabitants, it is anticipated that a sizable portion of slum dwellers will benefit from these facilities. 20 to 25 percent of them are post-2000 inhabitants.

2. The incomplete SRA projects will be completed by CIDCO and the Maharashtra Housing Board.

In Mumbai, hundreds of SRA projects have lain dormant for many years. To finish the project, a number of builders' residences have also been evacuated. The land has been vacant for a number of years, but the project has not yet begun.

SRA will work with MHADA and CIDCO to recover 517 projects that were put on hold by the previous administration. A top official stated that plans have been made to enlist the assistance of MHADA, CIDCO, and private builders in order to complete the unfinished projects.

The state administration has been provided with a list of thirty builders. These contractors have expressed an interest in seeing the unfinished projects finished. The government will launch the tendering process as soon as it receives clearance. The completion of these initiatives would facilitate the rehabilitation of the thousands of slum inhabitants who have been hindered by the postponed projects.
