Birla Estates announces sales of Rs 2,500 crore for Silas at Birla Niyaara 

On May 2, 2024 the well-known real estate developer Birla Estates Pvt Ltd, the Aditya Birla Group's real estate venture and a fully-owned subsidiary of Century Textiles and Industries Limited, announced record sales of its Tower Silas at Birla Niyaara, Mumbai. 

They are aiming to achieve record sales of Rs 2,500 crore at launch itself. This beautifully crafted residential tower named “Silas” at Birla Niyaara is featuring 148 units that have the floor configurations of 4 BHK flats in Mumbai.

This will continue the legacy of luxury and opulence by the first tower as stated by the company in the statement on May 02. 

The company also states that this will cumulatively bring the sales of Birla Niyaara to Rs 5,400 Crore till date. A lot is offered by this new launch project in Mumbai as it is also setting high standards of luxury living along with all comforts under one roof in the city of dreams.

The business intends to begin construction on the second phase of its flagship project, Birla Niyaara, in Mumbai's Worli neighborhood in the coming quarter. This fiscal year, the business also stated that they have added projects valued at Rs 16,000 Crore.

The business intends to use its three projects in Mumbai to generate a total pre-booking value of around Rs 3,000 crore. Birla Estates will also begin work on a new project in Bengaluru, RR Nagar, that was purchased last year. In Q4 of FY24, they are intending to introduce Walkeshwar. All of these factors combined with the present sales of sustenance should enable to reach the desired goal of about Rs 3,000 crore.

The second phase and the new launch property in Mumbai of Birla Niyaara's will be in Worli. The firm introduced 414 flats in the first phase, and over 85% of the transactions have been concluded. The business intends to introduce an additional 8.5 lakh to 9 lakh square feet of saleable space in the second phase.

The business stated in April 2023 that it had purchased a plot of property in South Mumbai's Walkeshwar neighborhood of Malabar Hill with the purpose of developing a high-end residential complex.
