
A state-run company called NBCC which stands for National Buildings Construction Corporation gives thousands of prospective homeowners more hope for the future. They are willingly ready to finish thousands of flats in Noida units in the next three years, the business suggested a three-phase construction plan to complete 50,000 Supertech flats in NCR.

Nearly Rs 9,500 crore is the expected cost of completion fo all of the projects by NBCC, and the estimated receivables are Rs 16,000 crore, including the potential revenue of Rs 14,000 crore from unsold inventory consisting of 10,000 flats. The building cost was projected by the insolvency resolution specialist to be Rs 6,406 crore.

In an effort to give thousands of prospective homeowners more confidence, the state-run company Supertech Ltd. has put forth a three-year construction schedule that will see all 50,000 apartments across 17 projects completed. Supertech Ltd. is managed by an insolvency specialist, and its promoter is being investigated for a number of offenses, including money laundering and fund diversion.
The public sector construction company is working at Amrapali as a project management consultant, and it has requested authorization from the National Company Law Appellate Tribunal (NCLAT) to do so.
The building cost was projected by the insolvency resolution specialist to be Rs 6,406 crore. It has been suggested that the approximate time frame for finishing different apartments in Noida will differ between 12 and 36 months starting on Day Zero. Everything from obtaining permissions to having money available is included in day zero. The NBCC has requested an "unencumbered designated project account," where a one-time payment of Rs 100 crore is needed, underscoring the importance of financial availability. Additionally, it has asked Supertech, local government agencies, and homebuyers for their support.
NBCC suggests charging 1% in marketing costs in addition to an 8% fee based on the actual cost of the work.
The possession level in the second and third phases is observed to be lower, even though almost half of the flats, or 13,000, have been delivered in the seven projects that are planned to be taken up in the first phase.
The National Buildings Construction Company's (NBCC) revenue increased dramatically in the 2023–24 fiscal year earlier this year. The company reports a business of Rs. 23,500 crores for FY 23–24 in the regulatory filing. Tuesday, April 23, 2024, saw a 7% increase in the company's share price worth shortly after it filled business gains.
The National Bankruptcy and Trust has suggested that a committee be formed by NCLAT (National Company Law Appellate Tribunal), with members from the bank, construction, and insolvency professions, to make decisions about project management, homeowner money collection, unsold inventory disposal, and lender arrears. Additionally, it has asked for project execution flexibility and suggested that, after being named PMC, it will conduct structural stability study. Amrapali's unfinished housing developments are also being worked on by NBCC.
Given that NBCC is a PSU and has made great progress in providing apartments to Amrapali homeowners, who were similarly trapped, many homebuyers are supporting its candidacy. Nearly all of the middle-class homebuyers are concerned about what would happen to their properties because Supertech promoter and suspended director Ram Kishor Arora is being prosecuted on several counts following Union Bank's insolvency proceedings.
